Renting your unit

The By-Laws of The Landings on page 16 of the Offering states: “Each unit owner has the right to sell or lease his(her) unit provided he(she) shall first give to the Board of Managers thirty days’ prior written notice of the terms of any bona fide sale or lease which he(she) desires to make”.  “Any lease shall be consistent with the Bi-laws and shall provide that it may not be modified, amended, extended or assigned without the prior written consent of the Board of Managers, that the tenant shall not sublet the demised premises, or any part thereof, without the prior written consent of the Board of Managers, that the Board of Managers shall have power to terminate such lease and/or to bring summary proceedings to evict the tenant…. 

a. The By-Laws of The Landings state: a unit owner cannot lease a unit more than twice in any one calendar year. No leases of less than 30 days shall be approved by the Board.”
b. Renters have to execute a WHL required lease with the unit owner
under the By-Laws of the Condominium.
c. Complete and sign Lease Application.
d. Complete vehicle registration form
e. Sign off on acceptance of the Rules and Regulations of WHL.
f. Acknowledgement that No Pets are allowed.
g. Acceptance that only those persons whose names appear on the lease
application (to a maximum of 6 immediate family members are permitted
to occupy the unit limited to sisters, brothers, father, mother, children of
lessees ). A named leasee need be present for all other non immediate
persons to sleep over.
h. Require 2 checks from the unit owner, $750 for security deposit and $500
processing fee.
i. Tenant must be interviewed by the Board prior to execution of lease.
j. subleases/sub rentals are strictly prohibited-punishable by immediate
termination of lease and fine to unit owner
k. only the people listed on the application are permitted to reside overnight,
meaning that other than the listed occupants, no others are permitted to stay
overnight without one of the listed occupants present.
l. No leases of less than 30 days shall be approved by the Board.

    A UNIT CANNOT BE RENTED UNTIL THESE OBLIGATIONS ARE FULFILLED
      ALL REQUIRED DOCUMENTS CAN BE FOUND ON THE WHL WEBSITE

Renters and guests have the same responsibility as unit owners to uphold the community laws. Violations will cause action by the Board that will result in fines or eviction.

The Board of Managers’ responsibility is to protect the safety and property value of The Landings by enforcing the regulations that enable everyone to have an enjoyable summer. Those who willingly and repeatedly violate the Association’s rules and regulations will be subject to a progressive schedule of fines:

2nd offense – $500
3rd offense – $750
4th offense – $1000
5th offense – $1500
