President’s Message – 2012
Good morning to all and welcome to the our Annual meeting.
Firstly I would like to introduce our new owners: Dr. and Mrs. Jarred Seid-unit 3019, Olivia and Tiphane Masse-unit 3022, and Lisa and Lance Kuba-unit 3024—WELCOME! I surmise if we haven’t scared you away by now, you’re staying!!
First and foremost I would like to commend all of you for embracing our website. You had asked that the Board be more accessible and community information be made available. We have answered your requests with the website. Besides being a portal for anyone interested in learning about The Landings and all the area offers, it affords unit owners access to among other things, rules and regulations, bylaws, important announcements and community activities. At present we have about 40 email addresses and on average about 50% of our announcements are read. As you can see, however, there is room for improvement. It has become our primary method of communicating.
At last year’s meeting we were all concerned about the extent of damage caused by hurricane Irene. Well, after a very mild and forgiving winter, many of the shrubs in question have come back saving us considerable monies. Additionally, we continue to trim, move and replace trees and shrubs consistent with our ongoing program of beautification. Although this summer has been a 10 to us, it was relentless and punishing to the grass. Despite this, Fernando continues to provide us with thriving flowers and a lush green carpet.
This time last year The Board reached out to each and every unit owner concerning cleaning up after their pets. I’m happy to report that everyone is doing their job leaving but a few “surprises” to be found. There does remain a problem though, specifically around the gazebo where most of the children come to play. If you take time to look at the surrounding grass, you will notice countless blanched/burnt areas. This is the result of pets urinating on the grass. To those involved-please take your pet’s business elsewhere.
Another item we discussed was replacing the signage-which includes the two main signs as well as the smaller signs identifying the unit numbers within a particular building. Hopefully, everyone has noticed our new “eco-friendly” signs. We are so pleased with the results that we are having “No rollerblading, No bicycle riding, No skateboarding on the premises” signs fabricated and reviewing designs for our individual parking spot name plates.
All the decks and fences have been cleaned and treated, and look as good as new. As with painting the buildings, this will be performed on a scheduled basis. We are presently obtaining bids to power wash, repair and prime as needed and then paint the exterior of the buildings, the white trim around both sliders as well as the trim around the front doors. Additionally, the fencing separating the grounds from the dock walk will also be power washed and treated.
Prior to our painting project, The Board is exploring a way to “soften” the appearance of our buildings. We have temporarily constructed a new look to the façade of the buildings which can be seen on building 2, units 3014-3016. I would encourage you to take a look on your way out and email us your thoughts.
The Board has received several requests to once again remind the community of the rule and regulation we implemented back in 2006 regarding contractor noise and permitted working hours.
- Contractors may work in apartment units Monday through Friday from 8 A.M. to 5 P.M. from Memorial Day to Labor Day. There shall be no work on Saturdays from Memorial Day through Labor Day.
- Contractors may work in units Monday through Friday form 8 A.M. to 5 P.M. and on Saturdays from 9 A.M. to 4 P.M. from the day after Labor Day until the Friday before Memorial Day.
- No work is ever permitted on Sundays and Holidays.
- Unit owners or residents doing their own repairs may work from 8 A.M. to 7 P.M. on weekdays and 10 A.M. to 4 P.M. on weekends and holidays although no work which generates noise is permitted on Sundays and Holidays.
- These rules shall not apply to emergency service personnel required to repair items such as air conditioning, appliances, plumbing, electrical problems, etc. or to deliveries.
In order to facilitate your fall cleanup, we have a provided a dumpster onsite.
Finally, with regard to our finances, even though times continue to remain slow, I’m happy to report that all but 2 units are current with the maintenance. This permits us to stay current with our expenses and the best news is that for yet another year there will be no increase in monthly maintenance.
In closing, The Board has asked me to once again thank all of you for your continued support and confidence in our management of The Landings. We will continue to strive for a better quality of life for all here at The Landings.
