IMPORTANT: HURRICANE SANDY CLAIMS PROCEDURES
Dear unit owners,
Hopefully this letter finds everyone healthy and warm in what has become an increasingly bitter winter. We’ve suffered through some tough weather these past 3 months but when looking at our neighboring communities on Long Island and Staten Island plus New Jersey, we have a lot to be thankful for. Nonetheless, The Landings did receive some serious damage to its buildings. Members of your board have spent the off season either on site or from winter residences, communicating with insurance companies, their claims adjusters, along with
identifying and working with contractors. In addition, we had to begin repairs as soon as feasible because of the damage to roofs and attics which allowed water to enter units and in some cases render them uninhabitable.
Sandy caused considerable damage beyond the shingles that cover the exterior roofing. In some cases they had to be removed along with all the materials underneath. Making
matters worse was the disintegration of the plywood above the second floor ceilings which needed to be replaced. Finally, after approval from the insurance companies, work began to replace the roofs that had caused considerable damage to interiors, the worst being building #8 which has now been completed. Water soaked insulation in the attic had to be removed and completely replaced. Needless to say, the costs are considerable and are having a very large impact on our reserve.
For those that visited their units or had others do so, this was time well spent removing water damaged walls, carpeting, mechanicals, furniture, and insulation that could have
contributed to mold. Unit owners that have not heeded the warnings of this board to check their condos will be responsible for whatever structural and/or unhealthy conditions that may develop. We kept the dumpster business very busy with the amount of damaged goods that required disposal which was also a large draw on our budget.
IMPORTANT TO NOTE:
Claims adjusters will be visiting The Landings in the coming weeks to evaluate damages to individual units. The Hartford’s representative is expected on February 11 and 12 at 9:30 AM. They need to observe damage to all units, both lower levels and top floors and will be expecting access. The Board has a master key for entrance into most units. Anyone who has changed their lock after purchasing the unit or for whatever reason needs to submit another key IMMEDIATELY by sending to Island East Management, PO Box 1186, Westhampton Beach
NY 11978 as the keys which we were originally given are in possession of the fire department in a lock box and not accessible by anyone except the fire department during a fire call.
It is imperative we receive a copy ASAP. This was brought to everyone’s attention at last year’s annual meeting, included in the minutes, president’s speech, all of which are
available on our website. If the adjuster observes damage from the outside and does not have a key, you may denied any applicable coverage. You are welcome to accompany him and we encourage it so that your claim is properly filed. The Hartford is responsible for the lower level from flood damage. Chubb is responsible for the roof and any water damage to the sheetrock, ceilings and floors as a result of water from Sandy coming through the second floor ceiling.
If you expect to file a claim, it would be in your best interests to follow the instructions in this letter. To wait until your return to the Landings in the spring might complicate
your chances for coverage from Sandy’s wrath.
Reimbursement for claims that are filed will be to the Westhampton Landings Condominium Association which holds title for insurance. When you file a claim the association should receive a copy in order to provide for reimbursement. Please note that each building has a $5000.00 deductible.
