Wiring Project to Begin
Plans for preliminary examination of the electrical boxes in each of the units are going forward in order to determine the aluminum and copper wire in each of the buildings. To reiterate, this has become the critical issue in the coming months because of requirements by insurance companies that The Landings complies with their present building code standards for renewal.
This is an issue that involves every unit owner. We are insured as one association, not individual units which means every owner needs to understand why access is required. The Landings could be denied coverage based on one unit with aluminum wiring and not having it identified due to denying board access by our electricians. Everyone needs to cooperate in contributing to the success of this endeavor. Our ability to have adequate insurance all for eight buildings depends on all of us working together. Rest assured, it will be emphasized to those entering the condos to exercise caution with regard to your possessions.
There is no cost to the individual owner; the project will be funded by the reserves in place.
As we have discussed, it is imperative that an electrician evaluate as soon as possible the extent of aluminum wiring in each unit by a simple inspection of the electrical panel: a five minute walk in/walk out. Rashad’s electrician, accompanied by a member of our community who is also an electrician, will survey the units to determine what has to be done and arrive at an approximate cost to determine a budget. They will need access to the condos. Because of the importance of this situation, and in accordance with Article V, Section 16 of the By Laws, which allows board access in situations such as this, the board has set Friday December 13 and Monday, December 16 for inspecting the units.
To facilitate entry, Rashad should have a copy of your key. If he does not or the lock has been changed by present or new owners, it is important Rashad receive a key as soon as possible. As The Landings go to guy for emergencies, it is to your advantage when away for the season, for him to have access (Super storm Sandy is a prime example).

If you have not given the Board permission to enter your unit, you will have to hire your own electrician at your own expense and provide the board a written statement as to the type of wiring in the unit by no later than Monday, December 23. If you fail to provide this report by the date indicated, the Board will have no alternative but to conduct the inspection without your consent. The Board will provide you with the date and time of the inspection and you will bear all the costs, including those of a locksmith if one is needed.
