What’s New for 2020
MASTER PLAN:
In November, Dr. Tony Russo and Antonio Martins met with and retained the services of FOX SURVEYING to prepare a dimensional survey of the Westhampton Landings property. The survey is required in order to provide an accurate as built of the existing conditions at the property prior to designing changes. We discussed the need for an underground survey to identify utilities below grade. As you may remember from last year, around this time, there were numerous utility markings on the pavement at the Landings. We were told that the Village had retained a surveying firm to develop an underground utility survey from those markings. David Fox agreed to approach the Village Building Department and request the underground utility survey and to include that survey with his dimensional survey. David Fox estimated requiring (6)-(8) weeks to finalize the survey.
In early February, Dr. Tony and Antonio again met with David Fox to review and discuss the progress of the survey. David Fox was near completion with the dimensional survey but was unable to secure a copy of the underground survey. He recommends hiring a underground utility firm to locate the utilities on the property. We’ve requested a proposal from PRECISION MARKOUT.
The dimensional survey was completed and forwarded to Nick Campanelli, the Landscape Architect, in early March. A conference call with Dr. Tony, Antonio and Nick was held on March 20. After some discussion, Nick will first create a property line to property line overview identifying the four areas of concentration: the internal walkways, the site lighting, the landscaping with planting beds, and the parking lots. This will allow for an overall review of the property aesthetic and allow us to tie all the components of the property into one consistent design. After the overall design is approved, Nick Campanelli will prepare additional design details for specific areas of congestion and concern. Dr. Tony and Antonio requested Nick make the quadrangle area, where buildings 5, 6, 7, 8 converge, a priority.
At this time, we also communicated with FOX Surveying. It appears that the next phase of the downtown renovation project will include the installation of a sanitary sewer system on the south side of Main Street, behind the existing buildings, and continuing south along Library Avenue and Mitchell Road. From the information we have, it appears that the new sewer lines will continue along Mitchell, about 1/2 way through the Westhampton Landings property. This next phase is currently scheduled to begin in the Fall of 2020.
We’ve scheduled bi-weekly progress meetings/conference calls until the design is drawn down to something we can and will share with the community.

The Landings’ website is the place to go for the most up-to-date reference for keeping abreast of what’s happening on the property. Missed emailed messages can be found on the announcements page. The rules and regulations, renter requirements, required construction forms, paying maintenance by ACH or credit card, and previous annual presidents’ addresses are on the residents’ page. Communications:
Stay in touch with The Landings by reading the emails sent to you during the course of the year on our website. The emails from info@westhamptonlandings.com are the main source of information for all happenings at The Landings. In the event of storm related activities or flood watches, you’ll want to know the condition of the property. The coronavirus has made it more important than ever to stay up-to-date in Westhampton Beach, especially for a majority of the owners who do not live there full time.
Landscaping:
On March 14th there was a meeting with Espana Landscaping. Together we walked the property. It was emphasized the importance of having our property looking its best by the Memorial Day weekend. A proposal was requested for appropriate plantings to make the view towards the kayak/canoe racks by building #1 more presentable for the residents. In addition a request for a plan showing how Espana could improve the look of the Westhampton Landings signs on Mitchell and Stevens Road. It was suggested they have the same appearance. We plan to seed some open areas and add flowers around the three trees in the large quadrangle area.
New fence:
The property will have a fresh look in April when a new PVC fence to replace the old wooden split rail perimeter fence will be installed.
Pergola Cover: a new solid cover for the pergola by the pool is to be installed which will offer UV protection and shade for those who want to escape the sun.
Maintenance fees:
Pay by ACH or credit card: can take advantage of this new owner benefit at any time. The form can be found on our website.
Flood barrier removals:
The board has solicited quotes from local contractors. As soon as a contractor has been selected, the community will be notified when the barriers will be removed.
Reserve Account: With recent changes in the savings account rates, we are moving our largest account to take advantage of a higher rate of 1.25% from .12%.
Rental of Unit:
All listed requirements for consideration of a unit rental must be completed in their entirety. Incomplete applications will not be reviewed. Upon submission of completed review, interviews will be scheduled and an answer will be forthcoming in 2 weeks from receipt of completed forms. A more detailed description will follow.
Dock Master:
Boating is perhaps one of the few activities that can be engaged in during the corona virus pandemic. The only precaution would be to limit those in your vessel to your immediate family that are living with you and thus already exposed to each other. In other words, keep exposure to the bare minimum.
With that said those existing boat owners need to forward to me the required copy of their boat registration and proof of insurance at your earliest convenience. These documents can be emailed, faxed or mailed to the contact information set forth below. Please dock your boat in the same slip as last season.
If you are a new boat or jet ski owner, please call me at my office number set forth below so we can go over the rules and also for a slip or space assignment.
Kayakers: New and existing: You can utilize the racks at the North end of the property where the kayak launch site exists.
