Hello neighbors and fellow Westhampton Landings unit owners. My name is Lance Kuba and I am the new President of the Board of Managers of WHL. I am happy to accede to this role following the long tenure of our prior president Dr Tony Russo.

Our newly constituted Board this year welcomes 2 brand new members, Chiara O’Connor and Patricia Harris. Elias Schwartz continues as VP, Chiara O’Connor is now Secretary, and Patricia Harris is the new Treasurer. Antonio Martins, Alan Wachman and Henry Schneirer remain as board members.

We, as a Board, have a growing agenda and are excited about our prospective plans for the WHL community. The energy amongst our Board so far in the 3 weeks we have been together has been palpable as we address pending projects and issues and discuss ideas and formulate our agenda for the future. We hope to accomplish great things for our community.

There are a few items which I need to address at the onset. First, after a somewhat difficult year, the Board has decided that we should change management companies. We interviewed and vetted several prospects and decided to go local with Island East property management. IE is located in WHB on sunset and is run by father/son team of John and Ryan King. We had previously used IE just for accounting services and after several discussions the Board decided that the Kings and IE are a great fit for WHL. We are presently transitioning to IE so please (!) look out for new billing information as we intend to ink our deal this week and want to start payments going through IE on October 1. Also, assessment payments due 10/1 will go through IE. We will update you with the mailing address for payments shortly, but please do not make any further payments to HCMC.

As a result of our transition, the date for installation of the water barriers has been pushed back a bit. We will report back shortly on a date for barrier installation.

Next, our Master Plan and WHB Sewer Hookup project are underway. Wheels are in motion for our final contracts and approvals and we hope to have shovels in the ground by mid to end of October. After due and thoughtful consideration, we contracted with a project manager called Sand Pebble. SP managed the sewer project on behalf of the Village of WHB and they know the ins and outs of the Village and all approval processes including the grant funds and what we need to get this job started and completed. SB also manages the budget and pricing as well as the vendors and contractors hired to complete the job. We are confident that this alliance will help us complete the project in a timely fashion while staying within our budget.

Two other items which are high up on our agenda are the aluminum wire remediation and the fire alarm system. We as a Board plan to rigorously attack the aluminum wire situation which has been lingering for way too long. The remediation may come along with other tangential issues such as cosmetic repairs to some unit interiors but the remediation MUST be completed asap. We will send additional information as soon as a formal plan is in place to complete the remediation.

In addition, we have issues with the fire alarm system which we intend to address forthwith. We plan to formulate and implement a formal protocol to be followed when the fire alarm does go off in order to protect the safety and well-being of our entire community. We will formulate and draft this protocol shortly and will disseminate to the community as soon as it is done. We are also thinking about designating one person from each building as a “Fire Marshall” to make sure that all people are notified in the event of a fire alarm.

We intend as a Board to have open communication with the community. As your delegated representatives, you have placed your faith and trust in us and the decisions which we make on behalf of the community. We will try to communicate frequently, but please understand that not every single detail can be transmitted to the community. In addition, as we transition to a new management company, we intend to have clear protocol and procedures with regard to how you will communicate issues, and/or complaints and how they will be addressed and by whom. Please stay tuned for more information in this regard.
