Board meeting minutes

BOARD MEMBERS PRESENT: Lance Kuba, Elias Schwartz, Alan Wachman, Henry Schnierer, Patricia Harris and Chiara O’Connor

Meeting was called to order at 6:00pm via Zoom.

Managing agent interviews:  

John and Ryan King, owners of Island East Property Management joined the meeting.  Extensive Q & A regarding their services, strengths, how they would handle a transition, and more.  John and Ryan were clear, helpful, and professional.  They do not offer website management.  John and & Ryan left the meeting. 

7:15pm Morley Quatroche from Morley Property Management joined the meeting.  Morley presented some background information on his firm and their general timeline for transition.  It was clear this timeline was an issue for all. Brief q & A.  Morley left the meeting.  

Eli presented information about the latest proposal from HCMC.  They offered to lower their price by 10k however they would also reduce services.  

Motion to approve Island East as new managing agent.  Vote approved unanimously.  

Aluminum Wiring – conversation and update from Lance and Antonio regarding the inspections and company work to date.  JMD Electric has opted not to continue with the remediation work.  Mickey Romero from Industrial Coverage requested and update to show that we are working on it.  

Fire inspection and Alarm – Alan presented an update on which owners needed to comply.  Board approval needed to send each owner communication to comply.  

Sewer & Master Plan – Antonio discussed the proposal from Sand Pebble. Estimate is 278K however their cost is more than covered by what they can save us.  Motion to approve Sand Pebble. Vote unanimously approved.  

Cesspools – 2x annually we pump out at the cost of 6k.  Last pump out was Labor Day.  Not needed again until Memorial Day.  Will need to empty them again before the project.  

Garbage Cans  – new cans were previously paid for. The vendor is looking to delivery.  We have to install the cans and inserts the vendor does not do that. 

Next meeting date of 10/2/2023 scheduled for 7pm.
