Board meeting minutes
[NEWLY ELECTED] BOARD MEMBERS PRESENT: Lance Kuba, Elias Schwartz, Alan Wachman, Henry Schnierer, Patricia Harris and Chiara O’Connor
Meeting was called to order at 7:05pm
Officer elections-After discussion and cross nominations the following people were elected to the following offices by unanimous vote:
Lance Kuba-President
Elias Schwartz-Vice President
Ciara O’Connor-Secretary
Patricia Harris- Treasurer
Management company and care for the WHL property-Discussions ensured regarding HCMC and expiration of contract at the end of September, 2023. Discussions of possible alternatives to HCMC. Scarcity of management companies in WHB. Board members to reach out to Island East and other possible candidates to discuss relationship going forward. Time is of the essence.
Fire inspection and Alarm-Board discussed recent fire inspection conducted by our alarm company Protec (for the Fire Marshall) and the results. Three (3) unit owners were not present and will have to arrange for re-inspection at their cost. Sixteen (16) units were deficient in that they were either missing detectors or their detectors were not interconnecting as required. Unit owners to be advised to take the action necessary to bring their units into compliance.
A further discussion ensued regarding the existing fire protection system. When the system was previously changed by Richards Security moving the main system into the meeting house, Richards used deficient underground wire which is now deteriorating. The wiring to 3 of the buildings presents issues. Plan is to redo the system and relocate the systems to each respective building. 3 buildings must be done asap; with the balance to follow. Board is awaiting a proposal from Protect to replace the system. Board is concerned about the safety of the community and intends to address this asap.
Board, through HCMC, has circulated fire alarm protocol and intends to follow up with the community regarding a fire safety plan. The plan may also include designating a “fire marshal” for each building.
Board schedules its first full meeting for Monday, September 11, 2023.
